2. Get pre-qualified for a mortgage. This will determine not only your ability to secure a loan, but also determine the maximum loan amount you can borrow, the estimated monthly payment and your price range. A quality lender can provide information about the types of loan packages available, explain financing details and help you choose the best option for your current circumstances and long term goals. Items your lender will need:
-Pay stubs for most recent 30 days
-Bank, investment, credit union and retirement statements for most recent 2 months or quarter
-W2s for the most recent 2 years
-Tax returns for the most recent 2 years
-If self employed, also provide any and all forms of income: rental income, dividends, interest etc.
-Insurance agent's name and number you will be using for your home owner's insurance
-Photo ID
-Additional items may be needed based in specific situations
3. Make a list of your needs and desires. Your agent can generate a list of homes tailored to your specific criteria. Once you have been shown a few homes, you can adjust your criteria as needed.
Things to think about:
-Neighborhoods/Areas you want to live in
-Number of bedrooms and bathrooms
-Yard size and ease of maintenance
-Parking situation: garage required or not? And if so, how big?
-School districts
-Available recreational activities near
4.Review listings sent directly to you. Our property search tool on our home page makes it easy to set your own search up. Just enter your criteria and register for an account to save your searches. You can then adjust how often you want to receive emails with new properties matching your criteria- as soon as the property becomes available, once daily, once weekly etc.
5. Schedule a showing! There's no better way to find the house of your dreams than hitting the pavement and start viewing properties. Make sure to take your camera to take photos to remind you of certain characteristics of the property as well as a pen and paper so you can take notes about each property and keep track of any questions you would like your buyer's agent to ask the listing agent.
